Introducing the Wessex Community Housing Hub

What is the Hub?

Wessex Community Housing Hub is a new initiative giving local groups the support they need to develop innovative community-led solutions to housing.

To launch the Hub, we are holding six free events in March and April 2020 across Dorset and Somerset to introduce people to what the hub can offer, and how you can get involved. We’re looking forward to seeing local councillors, officers, and community partners in the room, alongside representatives from successful community housing groups who will be on hand to share their experiences of setting up their own community-led housing initiatives. 

As part of a national strategy to transform the housing sector, Wessex Community Assets (WCA) has become one of 26 ‘enabler hubs’ in the country. The Community Led Homes Enabler Hub Grants Programme aims to expand the network of specialist regional organisations, helping groups of local people to develop their own community-led housing solutions. The programme has been funded by the Community Housing Fund from the Ministry of Housing, Communities and Local Government, which is increasing our capacity to provide even more support to local housing projects in Somerset, Dorset, and Devon.

I thought WCA was already doing this?

WCA has been working in the community housing sector for the past 20 years, with a successful history of supporting, developing, and completing projects in Somerset, Dorset, and Devon. To achieve this, we work with communities to enable them to develop homes for local people that will be affordable in perpetuity and which will be built in the way the community decides, on a site of their choice and to their design. We have been particularly successful with the development of Community Land Trusts. Our Wessex CLT Project has supported CLTs to partner with Housing Associations, completing 20 CLT projects resulting in approximately 200 homes. With 41 new sites in development, we will be continuing this positive work through the Hub, but now with a wider strategy to deliver different forms of community-led housing in the Wessex area. 

What will the hub do?

The primary aim of the Wessex Community Housing Hub is to give groups the opportunity to explore community-led housing projects using the right model for them. Different communities require different approaches, and there are many types of community housing. There is no ‘one size fits all’. To support these communities we provide information about legal structures, democratic governance, and direct them to partners and contractors who can help with various stages of the process. We are excited to work with a diverse range of groups exploring various models: co-operative or co-housing schemes; creating new builds either in partnership with Housing Associations or by working alone; using local materials and resources to support the regional economy; and purchasing and refurbishing existing properties.
